Commercial roof surveys in Birmingham

Roofcheck provides commercial and industrial roof surveys across Birmingham and the West Midlands, for the estates, facilities and property teams behind its hospitals, universities, offices, shopping centres and business parks who need a clear record of a roof’s condition. Moisture mapping, thermography, electronic leak detection, drone and RAAC surveys reach every part of the B postcode area, from Sutton Coldfield to Northfield.

The roofs we survey here

Birmingham’s commercial roofs run from the offices of the Colmore Business District and the shops of the Bullring to the hospitals and campuses of Edgbaston, and out to Birmingham Business Park by the M42 and the exhibition halls of the NEC.

A city this size has every kind of flat roof, from post-war concrete decks to new single ply over offices, and each fails in its own way: ponding on tired decks, splits at seams and laps, and wet insulation hidden under membranes that look sound.

  • Teaching hospitals

University Hospitals Birmingham NHS Foundation Trust, with more than 20,000 staff, runs Queen Elizabeth Hospital Birmingham in Edgbaston, a Level 1 Trauma Centre, along with Heartlands, Solihull Hospital and Good Hope, which serves north Birmingham, Sutton Coldfield and south east Staffordshire, and Birmingham Women’s and Children’s runs the city’s women’s and children’s hospitals. Moisture mapping and electronic leak detection find the water from the roof surface, so wards and theatres carry on.

  • Universities from Edgbaston to the city centre

The University of Birmingham’s campus is at Edgbaston, Birmingham City University has over 31,000 students in the heart of the city, and Aston University and University College Birmingham teach in the city too. Survey visits are fixed with each estates team, so labs, studios and lecture theatres stay in use.

  • RAAC in schools

Eight Birmingham settings, three secondary schools, four primary schools and a special school, were on the Department for Education’s last published list of settings with confirmed RAAC. With that many in one city, any flat concrete roof from the mid-1950s to the mid-1990s on a school, clinic or library deserves a RAAC survey before other work is planned.

  • The Bullring and the Colmore Business District

Bullring & Grand Central, in its own words Birmingham’s biggest attraction, brings big brands and high-street names together, and the Colmore Business District, a leading business improvement district, sits at the heart of the city’s offices. Electronic leak detection tests a flat roof over shops or offices for breaches without taking the membrane up, and thermography maps how far the water has travelled.

  • Birmingham Business Park and the NEC

Birmingham Business Park, by junction 6 of the M42, sets 2.4 million sq ft of offices in 148 acres of parkland and is home to more than 150 businesses, among them Rolls-Royce, IMI, Canon, Goodyear and GKN, and the NEC now has 18 exhibition halls. Roofs on this scale are surveyed by drone, with thermography to pick out the bays that need core samples.

  • Solar on office and exhibition roofs

On a Birmingham office block, campus building or exhibition hall, a condition survey and moisture mapping come before solar, so the array goes onto a roof that has been checked from end to end.

Questions about roof surveys

Can you survey a hospital, school or campus without disrupting it?

Yes. Surveys are carried out from the roof, and visits are planned around clinical areas, term dates and building access. Any method that needs access inside the building, such as some RAAC inspections, is agreed with you beforehand.

Can you check a Birmingham school or public building for RAAC?

Yes. A RAAC survey confirms whether panels are present, records cracking, deflection and water staining, and sets out a next step for each area. It is worth considering for any flat-roofed building from the mid-1950s to the mid-1990s.

Do you survey exhibition halls and arenas in Birmingham?

Yes. Big-span roofs over halls and arenas are read by drone and thermography, with access planned around the event calendar so that set-ups and shows carry on.

Do you offer pre-solar roof surveys?

Yes. Before panels go on, a condition survey and moisture mapping show whether the roof needs work first. Once the panels are up, anything the roof needs means lifting them first, and the bill for that dwarfs the cost of a survey.

Can you survey offices in Birmingham’s Colmore Business District?

Yes. Office roofs in the business district are surveyed with thermography and electronic leak detection, and access is agreed with each building’s management so tenants carry on as usual.

What roof systems do you survey?

All the main systems on UK commercial roofs: single ply membranes from manufacturers such as Bauder, IKO, Fatra, Renolit and Sika Sarnafil, built-up felt, liquid applied coatings, mastic asphalt, profiled metal and standing seam.

Can you survey several buildings across Birmingham and beyond?

Yes. For estates and portfolios, every building can be surveyed to the same scope, with reports in the same format so they can be compared side by side.

Do you survey hospital roofs and university campuses in Birmingham?

Yes. Clinical and campus roofs are surveyed from above, around plant rooms and rooflights, and every visit is agreed with the estates team before anyone goes up.

Do you work on tenanted buildings?

Yes. One report can serve the landlord, the tenant, the contractor and the insurer, so everyone works from the same findings.

How much does a roof survey in Birmingham cost?

Cost depends on the roof area, the roof system and the methods needed. Call 0113 868 0097 or start a quote online with the approximate roof area and what you need to find out, and you’ll receive a written quote.

Do you cover the towns around Birmingham?

Yes. Surveys cover the whole B postcode area, from the city centre to Sutton Coldfield, Erdington, Solihull, Selly Oak, Northfield and Yardley.
