Measured surveys and roof plans. Accurate plans drawn from the roof itself, not old drawings.
Roofcheck provides measured roof surveys across the UK for facilities managers, property owners, managing agents, contractors and designers who need an accurate plan of a roof. Every edge, change in level, outlet, upstand, rooflight and item of plant is measured and drawn in CAD, ready for specifications, tenders and design.
Measured roof surveys for commercial buildings
A measured roof survey records the roof as it actually is, rather than as old drawings say it should be: the perimeter, changes in level, parapets, rooflights, plant, outlets, upstands and, on flat roofs, the falls.
It is captured with laser scanning, total stations and drone photogrammetry, often without scaffolding, and drawn up as CAD plans, with sections and 3D models where they are needed.
Specifications and tenders
Every contractor prices the same accurate areas and details.
Refurbishment and drainage design
Falls, outlets and upstand heights recorded for new build-ups and drainage alterations.
Solar panels and plant
An accurate layout of the roof to plan solar panels, plant and access around.
Where drawings are missing or wrong
A plan drawn from the roof itself, not from out-of-date records.
Design work
CAD plans, sections and 3D models for architects and engineers.
A base plan for every survey
An accurate plan to record condition findings, moisture readings and repairs on.
What a measured survey records
The shape of the roof and everything on it, measured and drawn.
What it records
- The roof perimeter and edges
- Changes in level, ridges and valleys
- Parapets and upstand heights
- Rooflights, plant, flues and access points
- Outlets, gutters and rainwater goods
- Falls on flat roofs
- The area of each roof section
Limitations
- It records the shape and features of the roof, not its condition. For defects, pair it with a roof condition survey, and for moisture, moisture mapping
- Some features, such as copings, gutters and upstands, can be hidden from certain positions, so the capture method is chosen to suit the roof and access
- Accuracy and level of detail are agreed before the survey, so the drawings suit what they are for
How a measured roof survey works
Agreeing the scope
The level of detail, accuracy, drawings and file formats are agreed before the visit.
Capture
The roof is captured by laser scanning, total station or drone, from safe positions.
Drawing
The data is drawn up as CAD plans, and as sections or 3D models where needed.
Delivery
Drawings and area schedules, online and in the agreed file formats.
Manage your measured surveys online
Approve quotes, follow every survey and open reports in one place, then share them by link so everyone works from the same information.
- Roof A
- Three rooflights, falls to two outlets
- Roof B
- 1.20 m higher, falls to one outlet
- Upstands
- Heights recorded at every change in level

Questions about measured surveys
What does a measured roof survey include?
The roof perimeter, changes in level, ridges and valleys, parapets, rooflights, plant, flues, access points, rainwater goods and upstands, with falls, outlets and edge details on flat roofs.
How accurate is it?
Accuracy is agreed before the survey to suit what the drawings are for, from roof areas for pricing to detailed design drawings.
What will I receive?
CAD drawings as DWG or DXF and PDF, with sections, 3D models and point cloud data where needed, plus a schedule of roof areas.
Is scaffolding needed?
Usually not. Laser scanning from safe positions and drone capture can record the roof without scaffolding.
Can it record falls and drainage?
Yes. On flat roofs, falls, outlets and edge conditions can be recorded for drainage and refurbishment design.
Can it be combined with other surveys?
Yes. The measured plan is often used as the base for condition, moisture and leak detection findings.
What is needed from the client?
Access to the roof or to safe viewpoints, any existing drawings, and what the drawings will be used for, so the scope can be set.
How much does a measured roof survey cost?
Cost depends on the roof area, the level of detail and the drawings needed. Call 0113 868 0097 or start a quote online, and you’ll receive a written quote.
