Roof surveys by sector
Roofcheck provides roof surveys for schools, hospitals, warehouses, shops, offices and the contractors who work on them. Each sector has its own pressures, from term dates and trading hours to lease ends and handovers, and every survey is planned around them.
Schools and colleges
RAAC was used in roofs from the mid-1950s to the mid-1990s, and the Department for Education has confirmed it in schools and colleges across England. A RAAC survey identifies every panel and gives it a risk rating, and flat roofs on older blocks can be checked for trapped moisture before any refurbishment.
What matters in schools
- Surveys planned around term dates.
- RAAC identified and risk rated panel by panel.
- Reports shared by link with estates teams and governors.

Hospitals and healthcare
Hospitals and clinics run every day of the year, so a survey is planned around wards, theatres and access. A drone covers the whole roof from above while work inside carries on as normal, and RAAC surveys follow the Institution of Structural Engineers’ guidance.
What matters in hospitals
- Planned around wards, theatres and access.
- Drone surveys, with work inside carrying on as normal.
- RAAC surveys that follow IStructE guidance.

Warehouses and industrial
Large profiled metal and composite panel roofs are hard to cover on foot and often have fragile rooflights. A drone captures the whole roof from above, and a condition survey records the sheeting, laps, flashings, rooflights and gutters, so a leak is dealt with before it stops work or damages stock.
What matters in warehouses
- The whole roof captured from above, with no one working at height.
- Fragile rooflights and sheets surveyed from above.
- CAD roof plans for refurbishment and tenders.

Retail and leisure
Water can travel beneath a roof membrane before it becomes visible inside the building, making the source of a leak difficult to trace. Electronic leak detection identifies breaches in the waterproofing membrane, allowing repairs to be accurately targeted.
What matters in retail
- Surveys planned around trading hours.
- Breaches found at the source, including pinholes too small to see.
- Findings pinned to a roof plan for the repair team.

Offices and property management
Landlords and managing agents need a clear record of each roof’s condition, especially before a purchase, sale or lease is agreed. A condition survey photographs, locates and grades every defect, and the dashboard keeps every building’s reports in one place to share by link.
What matters in offices
- A dated record before a purchase, sale or lease is agreed.
- Defects graded so repairs can be prioritised.
- Every building’s reports in one dashboard, shared by link.

Contractors and consultants
A roof survey gives the evidence behind a specification and the proof at handover. Core samples confirm the build-up and whether the insulation is wet before an overlay, measured surveys give accurate CAD plans for tenders, and electronic leak detection confirms a new membrane is watertight at practical completion.
What matters for contractors
- Build-up confirmed before an overlay is specified.
- CAD plans for specifications and tenders.
- Membranes tested at practical completion.
