Commercial roof surveys in London

Roofcheck provides commercial and industrial roof surveys across Greater London, for the estates teams, facilities managers and owners behind its hospitals, universities, colleges, shopping centres, offices and industrial estates who need a clear record of every roof. The roofs we survey here

London’s commercial roofs run from the City’s offices and the hospitals of Whitechapel and Paddington to the campuses of South Kensington and the Strand, the Westfield malls, King’s Cross and Canary Wharf, and the industrial estates of Park Royal and the Royal Docks.

Roofs in a city this dense carry plant, terraces and solar panels on top of their membranes, and every penetration and upstand is another place for water to get in, a long way from where it shows on a ceiling below.

  • Teaching hospitals

Barts Health NHS Trust cares for more than 2.5 million people through five hospitals, among them the Royal London in Whitechapel, the Major Trauma Centre for north east London and Essex and home to London’s Air Ambulance, and Imperial College Healthcare NHS Trust, one of the largest NHS trusts in the country with more than 15,000 staff, runs St Mary’s, Charing Cross and Hammersmith hospitals among its five. Thermography and electronic leak detection read clinical roofs from above, around helipads and plant, so wards and theatres carry on.

  • Imperial and King’s

Imperial College London teaches at South Kensington and White City among its campuses, and King’s College London has five campuses in the capital, from the Strand and Guy’s, next to the Shard, to Denmark Hill. Labs, lecture theatres and libraries are surveyed in visits agreed with each estates team, so teaching and research carry on.

  • RAAC in schools

Twenty-nine settings in the boroughs this page covers were on the Department for Education’s last published list of settings with confirmed RAAC, five of them in Haringey and four in Enfield, most of them secondary schools. Flat concrete roofs from the mid-1950s to the mid-1990s on the capital’s clinics, libraries and council buildings can hide the same planks, and a RAAC survey shows where they are.

  • Westfield and King’s Cross

Westfield London at White City calls itself Europe’s largest shopping, dining and entertainment destination, at 2.6 million square feet, Westfield Stratford City stands at the gateway to the Queen Elizabeth Olympic Park, and King’s Cross has turned old railway lands into new streets, offices and shops, its masterplan restoring 20 historic buildings and structures. Electronic leak detection finds a breach in a mall or office roof without lifting the membrane, so the shops and the desks below stay open.

  • Park Royal and the Royal Docks

Park Royal, often called London’s Kitchen, is London’s largest industrial estate, with some 2,000 businesses, and the Royal Docks, where City Hall itself now stands, is a waterfront growing as a home for business and culture in Newham. Warehouses, food plants and sheds on this scale are surveyed by drone, with thermography to show where the insulation is wet.

  • Croydon, Kingston and Sutton

Croydon, Kingston upon Thames and Sutton each have a page of their own, with their hospitals, colleges, shopping centres and business districts, so this page leaves those three boroughs to them.

Questions about roof surveys

Can you survey a hospital, school or campus without disrupting it?

Yes. Surveys are carried out from the roof, and visits are planned around clinical areas, term dates and building access. Any method that needs access inside the building, such as some RAAC inspections, is agreed with you beforehand.

Can you check a London school or public building for RAAC?

Yes. A RAAC survey confirms whether panels are present, records cracking, deflection and water staining, and sets out a next step for each area. It is worth considering for any flat-roofed building from the mid-1950s to the mid-1990s.

Do you survey warehouses and food plants in London, such as those at Park Royal?

Yes. Warehouse, food production and distribution roofs at Park Royal and on London’s other industrial estates are surveyed by drone and thermography, with access agreed with each site’s manager.

Do you offer pre-solar roof surveys?

Yes. Before panels go on, a condition survey and moisture mapping show whether the roof needs work first. Once the panels are up, anything the roof needs means lifting them first, and the bill for that dwarfs the cost of a survey.

Can you survey teaching hospital and campus roofs in London?

Yes. Ward, theatre and lab roofs are read from above with thermography and electronic leak detection, around helipads, plant and rooflights, in visits agreed with the estates team beforehand.

What roof systems do you survey?

All the main systems on UK commercial roofs: single ply membranes from manufacturers such as Bauder, IKO, Fatra, Renolit and Sika Sarnafil, built-up felt, liquid applied coatings, mastic asphalt, profiled metal and standing seam.

Can you survey several buildings across London and beyond?

Yes. For estates and portfolios, every building can be surveyed to the same scope, with reports in the same format so they can be compared side by side.

Do you survey office and shopping centre roofs in London?

Yes. Office towers, malls and mixed-use blocks are surveyed with electronic leak detection and moisture mapping, and access is agreed with building management so tenants and shoppers carry on.

Do you work on tenanted buildings?

Yes. One report can serve the landlord, the tenant, the contractor and the insurer, so everyone works from the same findings.

How much does a roof survey in London cost?

Cost depends on the roof area, the roof system and the methods needed. Call 0113 868 0097 or start a quote online with the approximate roof area and what you need to find out, and you’ll receive a written quote.

Do you cover the towns around London?

Yes. Surveys cover Greater London from the City to its outer boroughs, from Enfield and Havering to Bexley, Bromley, Hillingdon and Richmond, and Croydon, Kingston and Sutton each have a page of their own.
