Commercial roof surveys in Cardiff
Roofcheck provides commercial and industrial roof surveys across Cardiff and South Wales, for the people who run its hospitals, universities, college, shopping centres, offices and docks and need an accurate record of each roof. Moisture mapping, thermography, electronic leak detection, drone and RAAC surveys reach the CF postcode area, from Llandaff and Cardiff Bay to Penarth, Barry, Caerphilly and Pontypridd.

The roofs we survey here
Cardiff’s commercial roofs run from the University Hospital of Wales at Heath Park and the city’s universities to St David’s and the shops of the city centre, the offices and arena planned at Atlantic Wharf, and the warehouses and sheds of the docks.
Wet westerly weather off the Bristol Channel is the rule here rather than the exception, so outlets, gutters and membrane laps on the city’s flat roofs are always being tested.
The University Hospital of Wales
Cardiff and Vale University Health Board, in its own words one of the largest NHS organisations in Europe, employs approximately 17,000 staff to serve around 472,400 people in Cardiff and the Vale of Glamorgan, and runs the University Hospital of Wales at Heath Park, a tertiary centre for services such as neurosurgery and cardiac care. Thermography and electronic leak detection read the roofs over its wards and theatres from above, leaving clinical work undisturbed.
Universities and Cardiff and Vale College
Cardiff University is undertaking its biggest campus upgrade for a generation, a £600m investment, Cardiff Metropolitan University teaches on its Llandaff and Cyncoed campuses, and Cardiff and Vale College has its City Centre Campus on Dumballs Road. Lecture theatres, labs and workshops are surveyed in visits agreed with each estates team.
RAAC, from the Welsh Government
No Cardiff school was among the five schools across Wales the Welsh Government found with RAAC, and it set aside funding for the remedial works at all five. The city’s flat-roofed offices, clinics and public buildings from the mid-1950s to the mid-1990s can still hold the planks, and a RAAC survey shows whether they do.
St David’s
St David’s, in the city centre, is home to over 150 brands, with a Hollywood Bowl XL for bowling, arcade games and go-karting. Electronic leak detection finds breaches in the roofs over its malls and leisure space without lifting the membrane, so the centre stays open.
Atlantic Wharf and the Port of Cardiff
Atlantic Wharf, a 30-acre regeneration area in Cardiff Bay, is planned for offices, homes, hotels and leisure beside the city’s new 15,000-capacity indoor arena, and the Port of Cardiff remains one of the nation’s major ports, moving containers, forest products, fresh produce and bulk cargoes. Warehouse, office and port roofs are surveyed by drone and thermography, with every visit agreed with the site’s operator.
Solar-ready roofs
A Cardiff office, warehouse or college roof should pass a condition survey and moisture mapping before solar panels go on it, so the array is never laid over wet insulation.

Questions about roof surveys
Can you survey a hospital, school or campus without disrupting it?
Yes. Surveys are carried out from the roof, and visits are planned around clinical areas, term dates and building access. Any method that needs access inside the building, such as some RAAC inspections, is agreed with you beforehand.
Can you check a Cardiff school or public building for RAAC?
Yes. A RAAC survey confirms whether panels are present, records cracking, deflection and water staining, and sets out a next step for each area. It is worth considering for any flat-roofed building from the mid-1950s to the mid-1990s.
Do you survey warehouses and port buildings in Cardiff, around the docks?
Yes. Port warehouses, distribution sheds and industrial units around the docks are mapped by drone and thermography, with access agreed with each occupier and the port.
Do you offer pre-solar roof surveys?
Yes. Before panels go on, a condition survey and moisture mapping show whether the roof needs work first. Once the panels are up, anything the roof needs means lifting them first, and the bill for that dwarfs the cost of a survey.
Can you survey the University Hospital of Wales and the universities in Cardiff?
Yes. Ward, lab and lecture theatre roofs are surveyed from above with thermography and electronic leak detection, in visits planned with each estates team.
What roof systems do you survey?
All the main systems on UK commercial roofs: single ply membranes from manufacturers such as Bauder, IKO, Fatra, Renolit and Sika Sarnafil, built-up felt, liquid applied coatings, mastic asphalt, profiled metal and standing seam.
Can you survey several buildings across Cardiff and beyond?
Yes. For estates and portfolios, every building can be surveyed to the same scope, with reports in the same format so they can be compared side by side.
Do you survey offices and shopping centres in Cardiff city centre?
Yes. Office and mall roofs in the city centre are tested with electronic leak detection and moisture mapping, with access agreed with each building’s managers.
Do you work on tenanted buildings?
Yes. One report can serve the landlord, the tenant, the contractor and the insurer, so everyone works from the same findings.
How much does a roof survey in Cardiff cost?
Cost depends on the roof area, the roof system and the methods needed. Call 0113 868 0097 or start a quote online with the approximate roof area and what you need to find out, and you’ll receive a written quote.
Do you cover the towns around Cardiff?
Yes. Surveys cover Cardiff and the CF area around it, from Llandaff, Whitchurch and Rumney to Penarth, Barry, Caerphilly, Pontypridd and Llantrisant.
