Commercial roof surveys in Edinburgh
Roofcheck provides commercial and industrial roof surveys across Edinburgh and the Lothians, for the people who look after its hospitals, universities, college, shopping centres, port and business parks and need a clear record of each roof. Moisture mapping, thermography, electronic leak detection, drone and RAAC surveys reach the EH postcode area, from Leith and Corstorphine to Musselburgh, Dalkeith, Livingston and South Queensferry.

The roofs we survey here
Edinburgh’s commercial roofs run from the Royal Infirmary and the BioQuarter at Little France and the city’s universities to Fort Kinnaird, the offices of Edinburgh Park and the city centre, and the sheds and quays of the Port of Leith.
The Old Town and New Town crowd centuries of stone buildings together, with parapet gutters, lead valleys and flat roofs hidden from the street, and the newer business parks on the city’s edge add wide membranes of their own.
The Royal Infirmary of Edinburgh
NHS Lothian’s Royal Infirmary of Edinburgh at Little France is a major acute teaching hospital on the Edinburgh BioQuarter, with a full range of acute medical and surgical services for patients from across Lothian. Thermography and electronic leak detection read its roofs from above, so wards and theatres keep running.
Universities and Edinburgh College
The University of Edinburgh is the sixth oldest university in the UK and the oldest civic foundation in the English-speaking world, Edinburgh Napier University has three campuses in the city, and Edinburgh College teaches at Granton, Milton Road, Sighthill and Midlothian. Historic halls and newer teaching blocks alike are surveyed in visits agreed with each estates team.
RAAC, from the Scottish Government
The City of Edinburgh was one of 16 council areas the Scottish Government listed with RAAC in schools, among 39 school and early learning locations found from 1,477 buildings assessed across Scotland. Flat concrete roofs from the mid-1950s to the mid-1990s on the city’s other public buildings can hide the same planks, and a RAAC survey shows where they are.
Fort Kinnaird
Fort Kinnaird gathers shops, restaurants and a cinema on the city’s south-east edge. Electronic leak detection finds breaches in the roofs over its stores without lifting the membrane, so shoppers carry on below.
Leith, the BioQuarter and Edinburgh Park
The Port of Leith, less than three miles from the city centre, is in Forth Ports’ words Scotland’s leading offshore wind and renewables hub, and handles cargo for food production, construction, oil and gas and agriculture; Edinburgh BioQuarter gathers research institutes and life sciences companies around the Royal Infirmary; and Edinburgh Park’s offices sit west of the city centre. Port sheds, labs and offices are surveyed by drone and thermography, with access agreed with each site’s managers.
Solar in the capital
Edinburgh’s business parks and modern blocks can carry solar, and listed roofs in the Old Town and New Town need more care, so on either a condition survey and moisture mapping should come first.

Questions about roof surveys
Can you survey a hospital, school or campus without disrupting it?
Yes. Surveys are carried out from the roof, and visits are planned around clinical areas, term dates and building access. Any method that needs access inside the building, such as some RAAC inspections, is agreed with you beforehand.
Can you check an Edinburgh school or public building for RAAC?
Yes. A RAAC survey confirms whether panels are present, records cracking, deflection and water staining, and sets out a next step for each area. It is worth considering for any flat-roofed building from the mid-1950s to the mid-1990s.
Do you survey port and business park buildings in Edinburgh?
Yes. Sheds and offices at Leith and on the city’s business parks are mapped by drone and thermography, with every visit agreed with the operator or the park’s managers.
Do you offer pre-solar roof surveys?
Yes. Before panels go on, a condition survey and moisture mapping show whether the roof needs work first. Once the panels are up, anything the roof needs means lifting them first, and the bill for that dwarfs the cost of a survey.
Can you survey the Royal Infirmary and the universities in Edinburgh?
Yes. Hospital and campus roofs are surveyed from above with thermography and moisture mapping, in visits arranged with each estates team.
What roof systems do you survey?
All the main systems on UK commercial roofs: single ply membranes from manufacturers such as Bauder, IKO, Fatra, Renolit and Sika Sarnafil, built-up felt, liquid applied coatings, mastic asphalt, profiled metal and standing seam.
Can you survey several buildings across Edinburgh and beyond?
Yes. For estates and portfolios, every building can be surveyed to the same scope, with reports in the same format so they can be compared side by side.
Do you survey stone buildings in Edinburgh’s Old Town and New Town?
Yes. Parapet gutters, valleys and hidden flat roofs on stone buildings are surveyed by drone and tested with electronic leak detection, with access agreed with each owner.
Do you work on tenanted buildings?
Yes. One report can serve the landlord, the tenant, the contractor and the insurer, so everyone works from the same findings.
How much does a roof survey in Edinburgh cost?
Cost depends on the roof area, the roof system and the methods needed. Call 0113 868 0097 or start a quote online with the approximate roof area and what you need to find out, and you’ll receive a written quote.
Do you cover the towns around Edinburgh?
Yes. Surveys cover Edinburgh and the EH area around it, from Leith, Corstorphine and South Queensferry to Musselburgh, Dalkeith, Bonnyrigg, Penicuik, Livingston and Bathgate.
