Commercial roof surveys in Inverness

Roofcheck provides commercial and industrial roof surveys across Inverness and the Highlands, for the people who look after its hospital, university, campus offices, harbour and shops and need a careful record of each roof. Moisture mapping, thermography, electronic leak detection, drone and RAAC surveys reach the IV postcode area, from Culloden and the Black Isle to Nairn, Dingwall, Elgin and Forres.

The roofs we survey here

Inverness’s commercial roofs run from Raigmore Hospital and the offices and labs of Inverness Campus to the Eastgate Shopping Centre and the shops of the city centre, the Highland Council’s buildings, and the quays and sheds of the harbour on the Moray Firth.

Wind and rain come down the Great Glen and in off the firth, and the city’s stone terraces and newer sheds both need gutters, outlets and seams that stand up to it. A drone and a thermal camera read a whole roof from the air, with no scaffold on a city centre street.

  • Raigmore Hospital

NHS Highland, one of the 14 health boards in NHS Scotland, runs Raigmore Hospital on Old Perth Road, the District General Hospital serving the population of the Highlands, with an accident and emergency department. Thermography and moisture mapping read its ward and clinic roofs from outside, so care inside carries on.

  • UHI Inverness

UHI Inverness, part of the University of the Highlands and Islands, teaches at Inverness Campus on the city’s eastern edge. Its teaching blocks, workshops and labs are surveyed in visits arranged with the college’s estates team, around the timetable.

  • RAAC, from the Scottish Government

Highland was one of the 16 council areas where the Scottish Government reported RAAC in schools, out of 39 school and early learning locations found across Scotland from 1,477 buildings assessed. Inverness’s other flat-roofed public buildings from the mid-1950s to the mid-1990s can still hold the planks, which a RAAC survey checks for.

  • The Port of Inverness

The Port of Inverness calls itself one of Scotland’s most sheltered natural harbours and the gateway to the Highlands; it is a Trust Port run by Inverness Harbour Trust and part of the Inverness and Cromarty Firth Green Freeport. Harbour sheds and offices are surveyed by drone and thermography, with every visit cleared with the harbour master’s team. Sheds by the water lose their coatings and seals to salt air first, and a close survey picks out where.

  • Inverness Campus

Inverness Campus brings companies, academia and enterprise together for business, research and innovation, with office, lab and development space, and some of its plots sit in the Green Freeport; Highlands and Islands Enterprise is based there, at An Lòchran. Office and lab roofs on the campus are surveyed by drone and thermography, with access agreed with each occupier.

  • Solar in the Highlands’ capital

The campus offices and the city’s business units can carry solar panels, and each roof should have a condition survey and moisture mapping first, so the array goes onto a dry, sound deck.

Questions about roof surveys

Can you survey a hospital, school or campus without disrupting it?

Yes. Surveys are carried out from the roof, and visits are planned around clinical areas, term dates and building access. Any method that needs access inside the building, such as some RAAC inspections, is agreed with you beforehand.

Can you check an Inverness school or public building for RAAC?

Yes. A RAAC survey confirms whether panels are present, records cracking, deflection and water staining, and sets out a next step for each area. It is worth considering for any flat-roofed building from the mid-1950s to the mid-1990s.

Do you survey offices and labs in Inverness, such as those at Inverness Campus?

Yes. Office, lab and teaching roofs on the campus are surveyed by drone and thermography, with access agreed with each occupier.

Do you offer pre-solar roof surveys?

Yes. Before panels go on, a condition survey and moisture mapping show whether the roof needs work first. Once the panels are up, anything the roof needs means lifting them first, and the bill for that dwarfs the cost of a survey.

Can you survey Raigmore Hospital in Inverness?

Yes. Ward and clinic roofs are read from the roof surface with thermography and moisture mapping, in visits planned with the health board’s estates team.

What roof systems do you survey?

All the main systems on UK commercial roofs: single ply membranes from manufacturers such as Bauder, IKO, Fatra, Renolit and Sika Sarnafil, built-up felt, liquid applied coatings, mastic asphalt, profiled metal and standing seam.

Can you survey several buildings across Inverness and beyond?

Yes. For estates and portfolios, every building can be surveyed to the same scope, with reports in the same format so they can be compared side by side.

Do you survey harbour and city centre roofs in Inverness?

Yes. Harbour sheds, shops and stone terraces in the city centre are tested with electronic leak detection and moisture mapping, with access agreed with each owner.

Do you work on tenanted buildings?

Yes. One report can serve the landlord, the tenant, the contractor and the insurer, so everyone works from the same findings.

How much does a roof survey in Inverness cost?

Cost depends on the roof area, the roof system and the methods needed. Call 0113 868 0097 or start a quote online with the approximate roof area and what you need to find out, and you’ll receive a written quote.

Do you cover the towns around Inverness?

Yes. Surveys cover Inverness and the IV area around it, from Culloden, the Black Isle and Loch Ness to Nairn, Dingwall, Elgin, Lossiemouth and Forres.
